HOA & Property Management Roofing
SeaBreeze Roofing is a roofing partner built for associations: community-wide reroof programs, unit-level repairs, preventive maintenance, and the documentation boards and property managers actually need. We serve HOAs, condo associations, and management companies across Palm Beach and Broward County.
Association roofing fails when a residential roofer treats a 200-unit community like 200 separate jobs. We run it as one program: a single point of contact for your manager, phased scheduling that keeps residents informed, uniform materials across every building, and reporting your board can drop straight into its minutes. As both a State-Certified Roofing Contractor (CCC-1328689) and General Contractor (CGC-1521632), we also handle the carpentry, fascia, and structural repairs that surface mid-project — without a second contractor entering the mix.
What we handle for communities
- Community-wide reroof programs — phased, budgeted, board-documented
- Unit-level leak repairs under a single service agreement
- Preventive maintenance and roof condition reports for reserve studies
- Clubhouse, gatehouse, and amenity-building roofs (flat/TPO, tile, metal)
- Wind mitigation inspections across all units for association insurance
- Storm response: tarping, damage documentation, and insurer coordination
Built for boards and managers
Every proposal comes board-ready: scope, phasing, unit schedule, insurance certificates, and references from communities we’ve served. During production your manager gets a standing progress report — units completed, inspections passed, next week’s schedule — and residents get advance notice before work reaches their building. Reserve-study support, engineer coordination, and milestone-based draws are standard, not extras.
Insurance leverage for associations
Association master policies price wind risk across every roof in the community. A coordinated wind mitigation inspection program — after a reroof or across existing buildings — documents credits building by building and can move the master premium meaningfully. We deliver the OIR-B1-1802 forms in one organized package for your agent.
Common questions
Can you phase a community reroof across budget years?
Yes — phased programs across fiscal years are normal for us. We lock material pricing where possible, sequence buildings by condition, and structure each phase as its own permitted, inspected, warrantied unit of work.
How do you handle residents during work?
Advance written notice before each building, protected walkways and parking, daily magnetic sweeps, and a posted contact for resident questions — so the calls go to us, not your manager.
Will you work with our engineer or reserve specialist?
Routinely. We provide condition assessments and remaining-life estimates for reserve studies and build to engineer specifications where the association has them.
