General questions
How much does a new roof costs?
The cost of a new roof installation in South Florida will vary in cost according to the material chosen, the size of the home, how many layers are on the existing roof, and whether repairs need to be made prior to re-roofing. The least expensive roofing material is asphalt shingles, followed by single-ply, tile, metal, and slate.
How do I know if I need a new roof?
The South Florida weather is not kind to roofs. Most roofs have an average life expectancy of between 15-25 years. Depending on how well the roof has been maintained, repairs made, type of roof, and the quality of the installation. Once a roof has reached a certain age, a few minor repairs should be expected. These repairs are most often costly and can only be warrantied for a year. Having numerous repairs made on an old roof is not cost-effective and ultimately should be replaced.
Tile and metal roofs tend to last longer than shingle roofs and repairs are often a viable alternative to installing a new roof. However, some tile roofs may not be able to be serviced if the current tiles installed are no longer available. Many tile roofs in South Florida contain tiles from a discontinued profile or the manufacturer is altogether no longer in business. Roof tiles are not “one size fits all”.
Shingle roofs, similarly, at a certain point cannot be serviced if the shingles have become too old and too brittle to remove. At this point, most reputable contractors will not attempt repairs because new materials cannot be installed without damaging the areas adjacent to the repairs. We urge homeowners to research their property’s permit history or refer to prior home inspections to find out how old their roof is and perform a cost/benefit analysis.
What is the length of time it takes to complete a roof replacement project?
Reroofing a home is no small task. For most homeowners, this will be the costliest and most significant construction project they will undertake. Most homes can have their roof replaced within two to three months of signing a contract. While the actual construction days run between 3-6 days for most homes, there are many more moving parts involved beyond the physical labor and execution. The permitting and inspection process may take several weeks, and materials are most often not readily available from the many vendors involved in a reroofing project.
What roof type is best for my home?
There is a wide range of roof systems available to the homeowner including, clay and concrete tile (barreled or flat), metal panels, stone coated steel, architectural, dimensional, and designer shingles. While the best roofing system for you depends largely on your taste, please keep in mind that certain municipalities and homeowner’s associations will have specific requirements for new roofs for aesthetic or safety reasons.
Will the insurance company pay for my roof repairs and replacement?
Your insurance company will pay for the cost of your new roof replacement for hail, extreme weather damage, or an Act of God.
Our team has extensive training handling insurance claims and can facilitate everything for you.
After filing an insurance claim, your out-of-pocket cost should only be your deductible. The insurance company will pay SeaBreeze Roofing for the remaining cost of the roof.
Do you offer warranties?
